Double Glazing Dundee: Built for Coastal Weather

On the Tay estuary, glazing takes a beating that inland homes never see: salt-laden air, wind straight off the North Sea and rain that arrives sideways. MLR Maintenance supplies and fits double glazing across Dundee with that in mind, from sandstone terraces in the West End to bungalows in Broughty Ferry and estate housing in Lochee and Menzieshill. More than a decade of installations across Scotland sits behind every survey and job we carry out.

Serving Dundee, Angus and Tayside

Local service and national product range. We survey, manufacture to size and fit with our own local teams, so there is one point of contact from first visit to final clean-up.

We regularly supply and fit replacement windows, doors and roofline products across the Dundee area and beyond including:

  • Dundee City (West End, Lochee, Broughty Ferry, Menzieshill and Douglas)
  • Monifieth and Carnoustie
  • Arbroath, Forfar and wider Angus
  • Perth and Perthshire
  • North East Fife, including Newport-on-Tay, Tayport and St Andrews

Wherever you are across Tayside, you get an accurate survey, a clear written price and a fitting date we hold to.

Why Dundee Homeowners Choose MLR Maintenance

Good products fitted badly still leak heat. Here is what customers across the city tell us made the difference:

  • Surveyed and made to size. Nothing comes off a shelf. Every frame is manufactured to the measurements taken at your property, then packed and sealed so wind-driven rain has nowhere to get in.
  • Coastal-grade specification. Hardware certified to PAS 24, fully welded frames and finishes chosen to stand up to salt air rather than corrode in it.
  • Real savings on heating. A-rated sealed units with low-emissivity coatings and argon gas between the panes keep warmth in the room, and a warmer inner pane means far less condensation on cold Tayside mornings.
  • A 10-year guarantee. Ten years covering both the products supplied and the installation itself.

Window & Door Installations For Every Home

Our Premium Home Improvement Services

Exposure is the deciding factor in Dundee. Properties on the higher ground above the city and anything facing the estuary take sustained wind loading, and salt in the air shortens the life of cheap hardware and poor finishes. The range below is specified for that, not for a sheltered inland street.

High-Performance Double Glazing Dundee

Warmer rooms, less draught and frames that hold their finish. Flush sash windows suit older stone frontages, tilt-and-turn windows let you ventilate and clean safely from inside on upper floors, and casements cover most standard housing. Triple glazing is available where you want the extra thermal and acoustic gain, with uPVC triple glazed units reaching very low U-values.

  • uPVC Windows: Excellent insulation for the money, no repainting, and a sensible choice for exposed elevations where maintenance access is awkward.
  • Aluminium Windows: Naturally corrosion-resistant and strong enough for large panes on slim frames, so you get more glass, more daylight and a clean modern line. Well suited to homes near the water.
  • Composite Windows: A timber interior for warmth and finish with an aluminium exterior taking the weather. The most robust option we offer for a fully exposed frontage.

Secure & Stylish Doors Dundee

New doors provide the kerb appeal and enhanced security. Every one we fit has multi-point locking, safety glass and a weather-tight threshold that copes with driving rain.
  • Composite Doors: A solid polyurethane core behind a GRP skin, so you get the look of timber, high security and no annual repainting. Broad range of colours and glazing designs.
  • Patio, Bi-Fold & French Doors: Sliding patio doors are space-saving and thermally efficient, French doors give you two full openings for ventilation, and aluminium bi-folds open the back of the house onto the garden.
  • uPVC Doors: Warm, secure and hard-wearing, for front and back entrances alike.

Dundee Roofline Replacements

Rain that arrives horizontally overwhelms tired guttering fast, and the damage shows up inside as damp. We remove rotted timber fascias and soffits, fit maintenance-free uPVC in their place, and renew guttering and downpipes so water is carried away from the walls properly. Best done alongside a window replacement while access is already set up.

Frequently Asked Questions: Double Glazing in Dundee

Do you cover Dundee and the surrounding towns?

Yes. We work throughout Dundee, including the West End, Lochee, Broughty Ferry and Douglas, and out across Angus to Monifieth, Carnoustie, Arbroath and Forfar. We also cover Perth and north east Fife.

Windows and doors perform well, provided the specification is right. Aluminium does not rust and will not warp, and modern thermal break technology stops the frame conducting cold indoors, which is why it performs so well near the estuary. uPVC is unaffected by salt entirely. The parts that suffer in coastal conditions are cheap handles, hinges and locks, so we fit certified hardware with corrosion-resistant finishes as standard.

For most standard homes you won’t need planning permission for new windows. Replacing windows and doors is usually considered permitted development. If your property is listed, or sits in one of Dundee City Council’s conservation areas such as parts of the West End or Broughty Ferry, you will normally need consent and the replacements will need to reflect the original design. We will flag this during the survey. Building regulations also require safety glass where glazing sits close to floor level, and we specify that automatically.
For an exposed property, triple glazing can often be worth the additional cost. If your home faces the estuary or sits on high ground taking the full wind, triple glazing lowers the U-value further, reduces cold radiating off the glass and cuts wind noise. On a sheltered street, well-specified A-rated double glazing does the job at a lower cost. We will give you a straight comparison for your specific elevation rather than pushing the more expensive option.
Usually, yes. Condensation trapped between the panes means the sealed unit has failed, not the frame. We can manufacture a replacement unit and fit it into your existing uPVC or aluminium frame, which is significantly cheaper than replacing the whole window.

Manufacturing takes a few weeks, depending on the material and finish you choose. On site, a typical Dundee property is completed in one to two days, and we clear up and take the old frames away with us the same day.
